Alternative to Traffic Coatings
Parking structures are often waterproofed and protected against corrosion using traffic coatings. These need to be replaced as they wear away. Manufacturers recommend replacing them every 3-5 years. Replacement costs may vary from 80% of original cost if an additional coat is applied without preparation to 150% of original cost if the old coating has to be taken up first. And this cost is incurred repeatedly during the building life, every time the coating is replaced. There is also the inconvenience and potential cost or lost income of closing areas for recoating. A coating cost of $3-4/sf for the initial application could quite easily end up costing $20/sf over the life of the building. Hycrete hydrophobic admixtures cost a fraction of this, often a similar or lower cost than the original traffic coating cost, and they do not need to be reapplied. They are inside the concrete, and protected by it. Life cycle costs for the structure are significantly reduced.
Protecting Against Corrosion
Parking garages generally have thin slabs to save money and minimize the weight of the structure. They generally do not have a large amount of concrete cover over the reinforcing bar. When they are exposed to water and corrosive salts, they rust and spall, causing damage that weakens the structure. This is especially true in environments exposed to a lot of salts, including marine environments and cold locations where salts are regularly laid down because of snow and ice. They can be protected against corrosion in a number of ways: coated rebar (epoxy-coated, galvanized, etc); corrosion inhibitors (calcium nitrite etc); and permeability reducers (supplementary cementitious materials such as fly ash and slag, crystalline waterproofing, high-performance concrete). Hycrete waterproofing admixtures are dual-action corrosion inhibitors, which (a) reduce the permeability of concrete, so water and corrosive salts are less able to penetrate the concrete, and (b) form a protective layer around rebar, so the corrosive agents are less able to attack it. They also help close small cracks. In slightly cracked concrete, they outperform calcium nitrite and high performance concrete in corrosion inhibition. They may be used to replace both the coated rebar and the corrosion inhibitor or permeability reducer. They may also be used in addition to coated rebar and supplementary cementitious materials for extra protection.
